Rental Policies and Procedures

Occupancy

The Property can be occupied by no more than the maximum number of people. *The rental rate is based on 4 guests. The charge for additional guests is $20.00/Night/Person. Occupancy is defined as any overnight stay. Guests, other than those included in the Tenant party set forth above may not stay overnight in the Property. Any other person at the Property is the sole responsibility of the Tenant.

Smoking

Due to potential allergic reactions of future tenants, smoking is prohibited inside the Property. Smoking is allowed on the premises outside only. Violators of no-smoking rules for Property will be charged with additional cleaning expenses to return the Property in non-allergic status. Ashes found inside a unit will be considered as a violation of the non-smoking policy.

Pets

Pets are NOT allowed. Pets may be permitted only with the prior approval of the Owner. If a pet is found to be on-premises, it could result in eviction and forfeiture of all monies prepaid.

Parking Restrictions

Parking areas at the Property are for automobiles only. Motor homes, boat trailers, etc. are not permitted. Parking is on the driveway and/or in the garage at all times. Parking is not allowed on lawn or grass areas. The owner is not responsible for parking violations on public streets or roadways.

Pool

The use of a pool is at the Tenants risk. Small children and teens should have safety devices and adult supervision at all times. The tenant is responsible for pool safety during the stay. The owner provides pool maintenance service. Please leave the lanai screen door unlocked at all times for access to the pool maintenance company. The pool is typically serviced once a week.

BBQ Grill

A propane BBQ grill is provided and located on the lanai near the pool. All use of the grill is limited to the outside area and not to be used under ceiling-covered areas to minimize smoke damage to the ceiling. If grill usage results in smoke damage to any structure above the grill, the repair of such damages will be the responsibility of the Tenant. Propane refill, if needed is the responsibility of the Tenant.

Appliances

All appliances are for use by the Tenant for their intended uses.

Electricity usage

Tenant agrees to keep all doors (including lanai sliding glass doors) and windows closed anytime the air conditioning is in use.

Lost Items

Owner and/or Owner’s Agent are not responsible for any items left at the Property. If they are found by inspectors and/or the cleaning team they will be held for 14 days or returned at the cost of return. If no response is received within 14 days, they may be discarded by the Owner at the Owner’s discretion.

Equipment / Technical Devices

In the event of equipment malfunction Owner or Owner’s agent expedite repairs as quickly as possible. From time to time, it may be necessary to close swimming pools and other amenities for maintenance purposes. Any maintenance items should be reported to the Property Manager as soon as possible. No rent adjustments can be made for circumstances beyond our control or for malfunctions or loss of use of equipment or amenities.

Change in booking

In the event of significant changes to the property (sale of a vacation home, damage due to severe weather, or vandalism, and other circumstances) the Owner has the right to offer a comparable vacation rental home to the tenant. If no suitable substitute property can be located, all deposits and payments shall be refunded.

Disputes and Indemnification

Holiday & more Corporation acts as an intermediary to manage the vacation rental and as the main point of contact for the Tenant/Vacationer. This rental agreement is between the Owner of the Rental Property and the Tenant/Vacationer. Tenant/Vacationer hereby agrees to release and discharge Holiday & more Corporation from any and all manner of legal rights, claims, liabilities, legal fees, and disbursements which arise from, relate to, or are connected with disputes over property issues.
Holiday & more Corporation is committed to customer satisfaction, so if you have a problem, we will try to resolve your concerns. We will make every effort to ensure that the Tenant’s stay is safe, comfortable, and enjoyable. But we cannot guarantee that the Property and its amenities are flawless.
However, we will make any reasonable efforts to respond to deficiencies and malfunctions in the property and its amenities.

In case of property-related disputes or claims, the Tenant/Vacationer must resolve this issue with the Owner of the property and held Holiday & more harmless from and against claims.
